<description><![CDATA[<p style=""><font size="3" face="Times New Roman"><strong>Already 3 weeks into the New Year. Can you believe it?</strong></font></p> <p style=""><font size="3" face="Times New Roman"><strong>We saw a nice little bump in activity at the beginning of the month. This coupled with the news that our sales (CENTURY 21 AmeriSouth Realty) were up 22% in 2007, got the year started off on a good note.</strong></font></p> <p style=""><font size="3" face="Times New Roman"><strong>The news that Bank of America is buying Countrywide Home Loan is a good sign that maybe the worst is over in the mortgage industry. There will still be a large number of foreclosures that become available in 2008 but hopefully this will bring the investors back to the market this year.</strong></font></p> <p style=""><font size="3" face="Times New Roman"><strong>Do you have a real estate question or comment? <description><![CDATA[<p style=""><font size="3" face="Times New Roman">The holiday season can be a slack time in the real estate industry but some people still want to buy/sell and close before the end of the year. <description><![CDATA[<p style=""><font size="3" face="Times New Roman">With hurricane season almost over we head into the New Year with more good news!</font></p> <p style=""><font size="3" face="Times New Roman">Recent sales data indicate that demand for homes in the $100,000 to $175,000 price range is stronger than expected. This is good news for first time home buyers and sellers too.</font></p> <p style=""><font size="3" face="Times New Roman">Inventory is still steady at about 5000 homes in the Pensacola MSA. This does not include condos which are still struggling in this market.</font></p> <p style=""><font size="3" face="Times New Roman">Different economist have differing opinions about when the overall housing market will improve but if interest rates remain low and employment steady, 2008 could turn out to be better than expected.</font></p> <p style=""><font size="3" face="Times New Roman">Do you have a comment or question about the housing market in Pensacola? <description><![CDATA[<p style=""><font size="3" face="Times New Roman">Odd that with so little (perceived) activity in the real estate market right now, there is still so much going on! </font></p> <p style=""><font size="3" face="Times New Roman">What does that statement mean? Well, the good news is that CENTURY 21 AmeriSouth Realty just surpassed last year’s sales figures for properties sold. The bad news is that each sale is a little harder because of the market conditions.</font></p> <p style=""><font size="3" face="Times New Roman">What does that mean for the consumer you ask? Well, it means sellers have to be more patient and buyers should not get overwhelmed by all the choices out there.</font></p> <p style=""><font size="3" face="Times New Roman">Now is a good time to buy but not a great time to sell. This familiar refrain will likely be repeated over and over till the first of the year but things should improve slightly by January 2008.</font></p> <p style=""><font size="3" face="Times New Roman">The current statistics are: 7072 residential units on the market today and 429 sales in the Pensacola market during September 2007. This is not bad news…. These figures accurately reflect what our market was like before Hurricane Ivan in 2004. </font></p> <p style=""><font size="3" face="Times New Roman">So it would appear that despite all the bad news about mortgages and sales figures nationally that we are rocking right along in Pensacola.</font></p> <p style=""><font size="3" face="Times New Roman">Have comments or questions? <description><![CDATA[<p style=""><font size="3" face="Times New Roman">July &amp; August have blown by and the kids are back in school. So far the local market has hung tough and resisted the large price decreases seen in other parts of Florida. </font></p> <p style=""><font size="3" face="Times New Roman">As of today there were 7270 residential units on the market in Pensacola. This is down slightly from a high of 7500 a few months ago but that number is likely to bounce up and down by 1000 units for the next several months.</font></p> <p style=""><font size="3" face="Times New Roman">There seems to be much wringing of hands &amp; nashing of teeth occurring in the mortgage industry right now concerning the “sub prime” market situation. But from what I can tell, it has not been a problem in Pensacola. The fall out could be yet to come locally in this situation but so far the market, while slower, seems steady.</font></p> <p style=""><font size="3" face="Times New Roman">Do you have a comment or question?</font></p> <p style=""><font size="3" face="Times New Roman">Let me know…………. <title><![CDATA[Entry for July 08, 2007]]></title>

<description><![CDATA[<p style=""><font face="Times New Roman">Wow.......</font></p> <p style=""><font face="Times New Roman">I have been swamped lately and have not updated this BLOG with a post in over a month. While I wish that I had not waited so long....it is an indication that the real estate market in Pensacola has been busy.</font></p> <p style=""><font face="Times New Roman">We have seen an increase in sales but some decreases in price too. There are still 7200 residential units on the MLS today but the increase in number of properties seems to have leveled out. </font></p> <p style=""><font face="Times New Roman">Buyers seem to be offering a good bit less than asking price on most negotiations but that should be expected in a buyer controlled market such as this one. </font></p> <p style=""><font face="Times New Roman">As I have noted in the past few months, now is a GREAT time to buy. And if you are selling, you can expect to move your property if your price is realistic. </font></p> <p style=""><font face="Times New Roman">Questions or comments welcomed!</font></p> <p style=""><font face="Times New Roman"></font> </p>]]></description>
